Hello my partner has been employed permanantly full time in his job for over 12 months and has never been unemployed. I am a full time mother earning government benefits. My partner earns around 38000 annually. My credit rating is not very good but his is good. Where do we go from here to obtain a house loan and how much could we borrow? We have no idea where to start!

You could consider buying a home in his name only. That way your credit history is not a concern. Note that in this case your income could not be used either so the amount you could borrow may be reduced. Have you saved a deposit or are you looking to borrow 100% with a guarantor mortgage?

Yes, this is always a right option as, the person who is earning and having some income then, it is always better that he/she can apply for a loan so that, he can able to show the required amount to the bank.
