Pramesh has been our mortgage broker for a number of years and has managed the lending for our principal place of residence (PPR) and for our investment property. Where do I even start, when I sent an enquiry to Home loan experts I was literally defeated and at the end of my rope, we had been mucked around by 2 previous brokers at different companies and treated like we didn't matter, the home we were renting was being sold and it looked like we had no chance of being able to purchase it due to damage to my credit from a previous relationship and being naive.

Then within an hour of hitting send Manish called me, he was 100% honest( unlike the previous brokers), and he gave me some advice (although it wasn't what I was hoping for) on how to repair my credit and put us back in the running to own our home. I wanted to be told I could bypass the tricky stuff and get a mortgage and had been told that by others however, Manish was not having any part of my fairy tale.

Home loan experts did an exceptional job finding us a suitable home loan. Prakash, Biraj and their team were very easy to communicate to and all emails and questions we had were answered promptly. I felt that I could ask them anything, and it wasn't a bother. I'm not computer savvy so i'm sure it was exasperating for them to have to deal with my emails.

They were able to find us a loan when another loan company that we approached at first wasn't able to help us because my partner had only been employed with his recent job for only six months. They were able to get us pre-approval without a house in mind, and unfortunately, it took a while for us to find one in this current market. And when we finally found a house, it was very stressful because we only had four weeks until settlement. My conveyancer was worried if we wouldn't get final approval on time but Prakash assured me that we will. Great Understanding And Excellent Outcome

If you are a medical professional, ask for Romy Dhungana, who has a good understanding of different banks and their offering to doctors (e.g. 90% or 95% LVR without LMI, contractor requirements, etc.) He was able to deal directly with the health banker to negotiate a very competitive loan, which was also complicated by other factors such as maternity leave. My Husband and I met later in life and had no way of saving the 20% deposit for a home of our own. We had called and emailed at least 10 different brokers/lenders to see if we could get into our home with our rental history as proof of genuine savings.

All 10 of them either laughed, said we needed at least 10% of the property value in our account, and 1 broker even hung up on us after I sat on the phone with him for half an hour providing all of our details!

Nirayu and Sayub provided excellent customer service throughout the whole loan approval process and understood our needs from the beginning.
We were purchasing a property off a family member at a price below market value. Our goal was to find a lender that based the LVR on the market value of the property, not the offer price e.g. a favourable purchase.

Good Job Finding The Hardly Available Niche Loan Product For Our Needs!

I was very happy with the services of Home Loan Experts and our mortgage broker Romy. HLE apparently has a wide network of lenders, and they can service customers with need for niche products. We are a non-resident married couple with the income of the non-Australian citizen member of the couple needed to support the loan, but without the associated costs of extra stamp duties for foreign ownership. Standard bank products would work for this case, but HLE found the narrowly available solution for us.

Romy and Atul were fantastic with their prompt and frequent communications from initial enquiries right through to post settlement.
When you a making a huge financial decision, you are often unsure and you have many questions. So the experience with Romy and Atul was so positive, as they were prompt and concise in their responses to my email. They were also always available for a call when needed.

I first engaged with Romy three years ago just to enquire about things but at the time, I wasn't fully committed to buying a property. Romy's responses were prompt and personable, which led me to check in with more questions from time to time as I was getting more serious. Hi everyone,
I'm an existing and multiple-time-returning client of Home Loan Experts. I'm an investor, intensively investing in properties during last couple of years. Because of this I have ended up with so many queries under my name for credit checks which is not in interest of lenders at all. After getting three investment loans, I started getting rejections from so many lenders and I have been told by all of them (small and big) to stay away from applying for loans for while as there is so many queries under my name in credit check systems and some other reasons none of which made sense to me.

Finally, I contacted Home Loan Expert and MANISH, a hard working broker who spends a lot of time on everyone's file before putting an application through which may potentially brings you just a useless query under your name, checked every thing in details and even talked with the assessors from potential lenders and explained my situation. He had got the green light from them and put my application through and exceeded my expectations. I asked for one loan and he got me a pre approval for another loan as well. To make the long story short, I have already had those two loans settled, and another loan has been also approved, waiting for settlement.

My wife and I wanted to get a serviced apartment through a self-managed super fund[SMSF] which is a lot more complex than just getting a personal loan for a property that is not a serviced apartment. Also banks at this time in Australia no longer loan to SMSF! Many brokers just did not get back to us with our enquiries to broker a loan despite our politeness and we suspect this was due to the complexity of our loan but not Home Loan Experts.

Vivienne was our initial contact and right from the start made us feel that home loan experts could get the job done! Once Vivienne had secured a lender that would lend to our SMSF, Bibek took over with the process until finally settling the property purchase.

There was a lot more paperwork required with serviced apartment SMSF purchase compared to a non serviced investment property purchase we did but Bibek and Vivienne with clear, calm and professional phone and email communication helped us complete this purchase peacefully. My experience with the Home Loan Experts team was fantastic! I needed to get an 80% LVR loan on the trust name for the property located in a high-density building in a complex that also includes a hotel. While this would be an absolute no-go for many banks, Manish was able to clearly understand my requirements, help me with the steps to boost my borrowing capacity and screen the financiers who might be able to provide this loan. When the property got rejected by the bank, Manish was able to successfully escalate with the bank's high credit team and get the property accepted. On the execution side, Ujjwal was making sure that the process of getting final approval gets smoothly, checking in with the bank regularly and advising me if I need to take any steps. The communications was great and prompt. We got the final approval on time. Last by not least, Dristi kept her finger on the pulse of the bank for the certification of the loan documents making everything done within a week timeframe from the final approval to the settlement. We first approached ‘HomeLoan Experts’ in February 2021 to help us find an appropriate home loan to purchase our first home in Australia. Pramesh responded extremely quickly, was attentive (we are in WA and he still communicates with us after his own AEST business hours) and ensured that he understood our home loan needs and financing ability. As a single income household at that stage, Pramesh was able to procure a number of competitive home loan quotes, relative to what we could find ourselves. We applied for the recommended home loan and Pramesh was there every step of the way to guide us through the piles of documentation and the myriad of property mortgaging processes involved– including taking different State laws into account.

We were successful in buying the family home in the suburb we wanted. We were already at that stage in agreement that this was the single best service we had experienced across the board in Australia.
The home loan we had originally entered had a ratchet up provision in the mortgage, however. Well before the ratchetting increase period, in September 2022, Pramesh contacted us about sourcing a different home loan provider at better rates AND with a material one-off cash payment. As for the original home loan, Pramesh guided us through the onerous process step by step, including giving us a number of competing home loan quotes.

During this process, Pramesh yet again exceeded the already high benchmark we had experienced with him. Our household income at that stage had now increased to include a regular top-up amount that the home loan providers were not comfortable considering. Pramesh personally negotiated with the preferred home loan provider to ensure the top-up was included, resulting in a much better home loan rate.

Since then, given that we are very comfortable with the current home loan provider, Pramesh has been involved in ensuring that we are now receiving the home loan provider’s most competitive residential home loan rate.

On a final note, Pramesh is always available to discuss any aspect of our home loan. And he regularly lets us know about opportunities in the home loan environment. I have nothing but praise for the Home Loan Experts team, in particular Prabesh Thapa, Pratik Shakya and Jenish. I was in a fairly sticky situation of having recently transitioned from being paid a PAYG salary to ABN as a sole trader, but these upstanding blokes secured me a loan within 3 weeks of contacting them, where other brokers had failed.
They were quick to understand the situation, efficient in their service and communicated effectively and very frequently as well - keeping me appraised of every step along the way. We stumbled upon Home Loan Experts because we saw the logo on the today show. We had already started the process with our own bank who we had been customers for over 20yrs. Let's just say the stress of the whole process was becoming unbearable to deal with and this was not our first home loan with that bank. We went onto home loan expert's website and had a look around to see what was on offer. Instantly we decided to chat in the bottom right corner and was greeted by Prabesh...THE END... lol

No seriously the instant chat with Prabesh was a lifeline for us. The amount of knowledge, the friendly approach the caring and passion he has for his work was immense. Instantly we knew this was a turning point in deciding to leave our bank and source help elsewhere. We have never looked back since. We have not only had the wonderful pleasure of working with Prabesh we also had the amazing Ayush right by our side. We were lucky enough to forward everything we had already from our bank to Prabesh and within a week we had preapproval for our Contruction loan. We were 4 weeks in with our actual bank and still nothing close to what we got with Prabesh. But wow, why did we not reach out sooner. Comparing what we already went through with a bank we trusted to now working with a broker we can't rave enough about, the exceptional service we received, the ongoing communication, the timely manner and just the experience in a whole was truly humbling. Anyone else we crossed paths with at Home Loan Experts were all very warm and friendly, and they genuinely cared. I could go on and on but until you actually reach out yourself this is the push you need.

Home Loan Experts should very much value Prakash and his team for all their efforts. Prakash navigated my personal circumstances and provided me with the best options to achieve my home goal of building. Providing the information was so easy and uncomplicated. I had always thought applying for a mortgage was scary and daunting, but this experience wasn't. Amara, who dealt with me on a day-to-day basis and kept me up to speed on where my application was within the process, was absolutely fantastic! I cannot speak more highly of her, to be honest. This is my first mortgage, and I am a single woman. And I did have a little wobble of worry and emailed her. She emailed me back within 25 minutes at 7:30 at night to put my mind at ease. You really can't say better than that! I am now in the drawdown period and being looked after by the customer care team, Silvia, and although I have only completed one drawdown this far, she has been helpful, replies to emails quickly and updates me on payment time frames.     Construction loan made easy
    I needed a loan for my land and a separate one for the construction. Jenish, Kirtez and their team took care of both. I had a tight budget for the loan I wanted and there was a lot of back and forth required with the bank but each time, I was told exactly what was required of me, typically just being sent the correct forms to sign and send back, while they did all the work and liaising with the bank. It was a bit of a lengthy ordeal (due to the complexity of the loan), but thanks to Jenish and Kritez, my part was easy, I can't imagine how long it would have taken if I had to do all the work.
