The Success Story Of A Nepali Client
Background: Biraj Shrestha, a client in Nepal, was introduced to our home loan services in 2019 by one of our employees. We initially managed to secure an affordable rate for his owner-occupied property of 3.58%, which we later negotiated down to 2.24%. This was during the pandemic. We also advised Biraj to take a combination loan, split 80-20% between variable and fixed, allowing him to enjoy a low fixed rate of 1.89% for two years and the flexibility of a variable rate at 2.24%.
Problem: In 2022, the cash rate began increasing, causing the variable rate to rise. The variable portion of Biraj’s split loan with his existing lender eventually reached 6.6%. Furthermore, his fixed rate was set to expire in June 2023, which presented the risk of him falling off the mortgage cliff if no action was taken.
Solution: To address these issues, our broker, Mohit Lal Pradhan, took the initiative and contacted Biraj two months prior to the expiration of his fixed rate. Mohit acted swiftly, processing a refinance option and securing approval from another lender, which reduced Biraj’s variable rate to 5.59%. He also managed to obtain a refinance rebate for Biraj.
